Bridging Loans... Love them or hate them, they are now more popular than ever. I've gone from one a year if I'm lucky to now one a month.A subject to sale offer is no longer hitting the mark in WA.Yes they are risky... But in the current market where properties are selling faster than Roadrunner vs Wile E. Coyote its becoming less riskier.The main road blocks we are coming across are:1. Not all lenders offer this solution2. Larger or higher risk fees for some non bank lenders3. Time to approval I've had some recent luck with ANZ as they are one of the only major lenders (along with WBC) that offer bridging to new to bank clients.
